Marshgate - Doncaster

Doncaster has suffered significant flooding in the last decade. The proposed Marshgate development site, close to the town centre and bordered on three sides by large watercourses, is no exception. We were commissioned by Planning Prospects on behalf of West Register Property (part of RBS Group) to prepare a flood risk assessment to support an outline planning application for the redevelopment of the site for retail use.

Recognising at a very early stage that significant flood risk mitigation measures would be needed, with impact on the masterplan, we met with the Environment Agency to discuss redevelopment options and constraints. One result was that the masterplan was developed with a proposed food store constructed on stilts and the floor levels of retail units all built above flood level. Within the flood risk assessment we developed an outline surface water management plan incorporating SuDS to mitigate the potential flood risk posed by the development itself. Once the masterplan had been finalised we organised a public consultation event to reassure the public.

Close collaboration resulted in a masterplan and planning assessments that met the requirements for a financially and commercially viable scheme as well as the often strict demands of regulating authorities.
