Bayston Hill Quarry

Bayston Hill Quarry

Amongst the most valuable aggregate deposits extracted in the UK are those with the rare high ‘Polished Stone Value’ or PSV. This material is commonly used in the surface wearing courses of roads and it helps vehicles stop more quickly because the stone doesn’t polish to a smooth slippery surface, but rather stays rough and abrasive which helps the braking process.

One of the biggest producers of high PSV stone in the Midlands is Bayston Hill Quarry near Shrewsbury. Interestingly, when fully developed, the base of the quarry will be approximately 40 metres below sea level! This is a large quarry with multiple ownerships including four private individuals who jointly own approximately 60% of the reserves and a charitable trust that owns most of the remainder.

Wardell Armstrong acts for all the owners and has been involved in the negotiation and management of complex leases for over 20 years. Our work involves surveying and calculation of royalty apportionment, collection of rent and royalty, rent and royalty reviews, and valuations, together with planning and environmental compliance monitoring.
