Increasingly developers are being required by Local
Planning Authorities to provide a more structured and detailed design focus for
development schemes with a view to securing higher quality, better-informed and
more sustainable designs. Often these will sit within a larger Masterplan
or Area Framework and will have Design Codes
tailored to the characteristics of the city, town, village, area or site.
Increasingly
Development and Design Briefs have a strong analytical and
graphical content to help articulate ideas and proposals. In addition,
there is a stronger emphasis on the quality of the public realm and the
urban/green open spaces created within developments. This requires the
skills of urban designers, architects and landscape architects.

The benefit for the Developer in
undertaking development/design briefs for a site include:
- the potential to get higher
densities on the site creating a more attractive, better functioning and
therefore more marketable development
- greater returns in the long term
 
Detailed design statements are also increasingly
being required in conjunction with planning applications. They are a tool to
help conceive, illustrate and 'sell' a
development proposal.
