Wardell Armstrong LLP was commissioned to undertake a Landscape and Visual Appraisal and develop a Landscape Masterplan for this site, which lies on the southern edge of the Teesside conurbation, at the foot of the Eston Hills. The work required the careful analysis of the setting and potential views of the development from the surrounding landscape.

Discussions were held with the local planning authority to agree representative viewpoints. A landscape masterplan was then developed to address noise from the adjacent A174, access arrangements, the retention of valuable landscape habitats within the site as well as the developmentā€™s relationship with the Country Park to the south. The Country Park offers a valuable local recreational resource and opportunities to enhance and expand the facilities at the Park were developed alongside the housing masterplan to offer community benefit to the area.
